Each guest currently staying or confirming a reservation with Royal Stays for any of their properties, Understand and agree to the following conditions listed below.
These conditions are an agreement between parties. Any infringement permits Royal Stays to refuse a key, amend the rental and/or terminate the Tenancy without refund. Variances can be agreed on but only by arrangement with the Royal Stays in writing.
The Royal Stays and Guest(s) agree that only the listed guest(s) in the application will take up the premises except approved by the authority of Royal Stays in writing and suites will be used only for residential purpose.
Check in and Check out timings (Check In Time; 3pm or After Check Out Time: 11am)
It is the guest’s responsibility to advise Royal Stays if they will be late or have been delayed during business hours to arrange alternate key collection. Please note Royal Stays staff and building security personnel does not provide any luggage storage facility and will not be responsible for luggage or personal items handling during check in / check out process. We strongly encourage our guests to make prior arrangements for luggage storage according to their arrival / departure times.
After Hours Service
Phone calls between 1130 pm to 8am will be diverted to our after ours customer service representative. Please be aware that this is for emergency calls ONLY.
Please park your vehicle at the designated spot provided by management. Cars parked elsewhere will be tagged and ticketed and Royal Stays management will not responsible for loss.
Smoking is prohibited at all the properties. The guest(s) will ensure that the suites remain free of smoke contamination. In case of smoke contamination, a penalty of $300 will be charged. Charges for extra ordinary cleaning due to misuse of the facilities may also apply.
Pets are not allowed unless you have booked a specified pet friendly property. Pet fee applies up to $300.
Setting up makeshift structures i.e. accommodating more persons than the property permits is prohibited. Parties and functions are strictly prohibited
Any illegal activity is strictly prohibited in all Royal Stays properties and strict legal action will be taken against offenders.
The Tenant must vacate the premises upon demand of the Royal Stays without refund upon breach of this agreement. Infringements include incorrect information supplied upon booking the property, causing malicious damage to the property being/causing a public nuisance, excess noise, accommodating more persons than agreed setting up makeshift structures or ignoring warnings or requests from Royal Stays.
All properties are located in residential areas and Royal Stays asks that the tenants/guests are considerate regarding noise after the legal time limit.
The Royal Stays can make an inspection of the premises upon demand.
Lost & Forgotten Items
Please check carefully before you leave the property, as we cannot guarantee any items left in properties will be found and returned to you.
•Royal Stays Incorporated’s contents and liability insurance policy does not insure the Guest’s personal belongings. The Guest’s own home insurance would apply to this. If the Guest(s) does not presently have home insurance, Royal Stays Canada INC. suggests temporary coverage be arranged by the Guest(s) through their insurance company. Royal Stays Canada Inc. shall not in any event whatsoever be liable or responsible in any way for:
1) Any personal injury or death that may be suffered or sustained by the Guest(s) or any employee of the Guest(s) or any member of the Guest(s) family, his agents, or any other person who may be upon the rented premises.
2) Any loss of or damage or injury to any property including cars and contents thereof belonging to the Guest(s) or any member of the Guests family or to any person while such property is on the rented premises.

10 parklawn is the address and please let us know before hand regarding your time of arrival as we have to arrange a manager there to check you in! Thank you
